The Hidden Problem

Mould Grows Where You Can't See It

By the Time You See It, It's Been There for Months

Mould colonises hidden spaces long before it becomes visible or odorous. Common concealed locations include:

  • Behind furniture pressed against exterior walls
  • Inside split-unit AC ducts and drip pans
  • Under ceramic tiles and vinyl flooring
  • Within wall cavities around plumbing
  • Above suspended ceiling tiles

Surface cleaning without proper assessment addresses only what you can see — not the root cause.

Caribbean Context

Why Caribbean Buildings Are Especially Vulnerable

Jamaica's climate creates near-perfect conditions for persistent moisture intrusion and mould growth. This isn't a maintenance failure — it's a structural and environmental reality that demands a specialist response.

Year-Round Humidity

Relative humidity regularly exceeds 70–80%, preventing building materials from drying out between rain events.

AC Condensation

Split-unit systems generate significant condensation. Poorly installed or maintained units introduce moisture directly into wall cavities and ceiling spaces.

Hurricane Water Intrusion

Post-storm moisture penetrates concrete block construction and can remain trapped for months, initiating mould growth long after visible repairs are complete.

Concrete Holds Moisture

Concrete and block construction common across Jamaica retains absorbed moisture far longer than timber-framed structures, extending drying times significantly.

Health & Structural Costs

The Real Cost of Untreated Moisture and Mould

Health Impacts

  • Chronic respiratory irritation and worsening asthma
  • Allergic rhinitis, skin reactions, and eye irritation
  • Sick-building syndrome in schools and offices — fatigue, headaches, reduced concentration
  • Heightened risk for children, the elderly, and immunocompromised individuals

Structural & Financial Impacts

  • Deterioration of drywall, wood trim, and skirting boards
  • Corrosion of HVAC components and ductwork
  • Insurance claims denied or reduced without professional documentation
  • Reduced property value and tenant/guest complaints
Our Services

What ESL PureSpace Does

ESL PureSpace conducts a structured, multi-method building health assessment. Every engagement produces a written report with findings, risk classification, and remediation guidance — not just a verbal opinion.

Visual Inspection & Moisture Mapping

Systematic survey of all accessible surfaces using calibrated moisture meters and hygrometers.

Thermal Imaging

Infrared camera scanning identifies moisture anomalies hidden behind walls and ceilings without destructive investigation.

Air & Surface Sampling

Viable and non-viable air sampling, plus surface swab and tape-lift samples, analysed by accredited laboratory.

Written Report & Risk Classification

Findings documented with photographic evidence, spore counts where applicable, risk level, and prioritised remediation recommendations.

Air Sampling

Scientific Air Quality Analysis - Not Guesswork

Air sampling captures what your eyes cannot detect. ESL PureSpace uses calibrated impactor-based samplers and spore-trap cassettes to collect both viable (culturable) and non-viable (total spore) samples. Samples are processed by an accredited laboratory and results are interpreted against recognised occupational and residential guidelines.

2

Sample Types

Viable (culture) and non-viable (spore trap) sampling conducted simultaneously for a complete airborne fungal profile.

48h

Lab Turnaround

Preliminary spore count results available within 48 hours of sample receipt at the laboratory.

100%

Verified Analysis

All laboratory analysis is conducted by an accredited facility

Remediation Verification

Remediation and Verified Clearance

ESL PureSpace performs both mould remediation and post-remediation clearance testing — with one important rule: the team that remediates is never the team that clears.

How It Works

Our remediation crews handle containment, removal, treatment, and source-moisture correction. Our clearance assessments are performed by separate, independently-reporting inspectors who did not participate in the remediation. Their job is to verify, not to defend the work.

A Clearance Report Confirms Whether:

  • Airborne spore levels have returned to acceptable baseline, with comparison to outdoor and unaffected indoor reference samples
  • Visible mould growth has been fully removed
  • Source moisture has been identified, addressed, and controlled
  • Affected materials were properly contained, disposed of, or treated according to industry protocols

For insurance claims, litigation matters, or institutional clients (schools, hotels, healthcare facilities) where maximum independence is required, we will refer you to a third-party inspector and provide full documentation cooperation. We'd rather you trust the result than feel locked in.

This is the report that protects homeowners, satisfies insurers, and gives property managers documented evidence for tenants and regulators.

Who We Serve

Built for Every Property Type in Jamaica

Whether you manage a single-family home or a 200-room resort, moisture risk is real and documentation matters. ESL PureSpace serves a broad range of clients across Jamaica and the wider Caribbean.

Homeowners

Concerned about musty odours, visible staining, or post-flooding conditions. Get documented answers before committing to costly repairs.

Schools & Institutions

Duty-of-care obligations require demonstrable indoor air quality evidence. Assessment reports support administrative and board-level decisions.

Hotels & Resorts

Guest complaints and TripAdvisor reviews citing musty rooms create reputational risk. Periodic assessment supports preventive maintenance programmes.

Insurers & Adjusters

Third-party scientific documentation supports or refutes moisture-related claims — reducing disputes and providing defensible technical evidence.

Why ESL PureSpace

Scientific Rigour, Local Expertise, Regional Reach

ESL PureSpace is a specialist division of Environmental Solutions Limited (ESL) — Jamaica's established environmental services group, also operating ESL Biotech, ESL AgroTech, and ESL Farms. Our work is grounded in the same scientific standards applied across the ESL group.

Caribbean-Calibrated Methods

Assessment protocols adapted for concrete construction, tropical humidity profiles, and regional climate realities — not copied from North American templates.

Accredited Laboratory Partners

All samples are analysed by our ISO17025 accredited laboratory. Results are traceable, defensible, and compliant with international reporting standards.

Full Documentation Trail

Every assessment produces a structured written report with photographs, data tables, risk classifications, and signed findings — suitable for insurers, regulators, and legal proceedings.
